Das Zollhaus
What makes the building of the Kalkbreite cooperative special: living, a theatre, a senior shared flat, an LGBTQ+ community house, and cultural spaces all come together in the Zollhaus — directly by the track terrace and spread across three building sections. The thermal mass of the concrete is used for heating and cooling through component activation.

Technically and energetically, the Zollhaus represents an important step toward circular construction. The building complex was built to the Minergie-Eco standard and uses groundwater heat pumps in combination with thermal component activation. The concrete’s thermal mass is specifically utilized for heating and cooling — a system that responds to natural temperature fluctuations and ensures a consistently comfortable indoor climate.
The activated concrete elements act as thermal storage: during the heating season, they gently release warmth, while in summer they absorb excess heat and help cool the interior spaces. This principle reduces the need for additional energy sources and increases comfort through an even temperature balance. The concept is complemented by a controlled ventilation system that optimally combines fresh air supply with energy efficiency.
Integrating building services into the solid structure creates a durable, low-maintenance system with minimal operating energy. In this way, component activation contributes not only to climate neutrality but also embodies a new culture of sustainability — one that unites technical innovation with social responsibility. Together with its diverse uses, the Zollhaus becomes a model of urban resilience and holistic sustainability.
