Village im Dritten

With the Village im Dritten project, a forward-looking, sustainable urban district is taking shape across an 11-hectare site in Vienna’s 3rd district. Launched in 2020 and slated for completion in 2027, the development combines approximately 2,000 apartments for around 4,000 residents with extensive commercial, gastronomic, and educational facilities. Spearheaded by developer ARE Austrian Real Estate GmbH and based on the master plan by SUPERBLOCK ZT GmbH and YEWO Landscapes, this largely car-free neighborhood has already been awarded the prestigious DGNB Gold pre-certificate by ÖGNI.

The urban design concept distributes approximately 250,000 m² of gross floor area across 22 building plots, harmoniously arranged around a central two-hectare park. A prime example is Plot 7, featuring 131 subsidized rental apartments across 5,016 m² of usable floor area, developed by housing developers Heimbau as well as Altmannsdorf und Hetzendorf. Designed by Artec Architekten and Dietrich Untertrifaller Architekten, a U-shaped building opening toward the park was created on the 3,717 m² site. The serial construction approach utilizes precisely prefabricated concrete components for staircases and balconies, while the protected orientation of all apartments toward the quiet inner courtyard guarantees effective sound insulation.

The thermal centerpiece of the neighborhood is a district-wide thermal component activation (TABS) integrated into the solid concrete ceilings. Pipe registers installed by Rohrsysteme Winkler GmbH leverage the high thermal storage mass of the concrete to provide consistent year-round heating and cooling for all interior spaces. Powered by geothermal probes, heat pumps, photovoltaic systems, and district heating, the system sustainably reduces operational energy demands. Specialized software from AMPEERS ENERGY manages intelligent load distribution, ensuring high grid flexibility across the entire district.
