Lebenscampus Wolfganggasse

With the Lebenscampus Wolfganggasse, a socially and ecologically exemplary urban quarter was created in Vienna’s 12th district, combining living, working, education, and care in a model way. The project was recognized within the framework of the International Building Exhibition (IBA Vienna) as a flagship example of “social housing of the future” and stands for affordable quality of life, climate protection, and a strong sense of community.

On the former site of the Wolfganggasse tram depot, wbv-gpa and Neues Leben, together with Gerner Gerner Plus and M&S Architekten, realized a mixed-use urban quarter featuring more than 300 subsidized apartments, social facilities, educational workshops, and assisted living arrangements. The campus is designed for comprehensive sustainability — architecturally, socially, and technically.

A central feature of the building technology is concrete core activation, which utilizes the thermal mass of concrete for both heating and cooling. In combination with district heating and photovoltaic systems, this creates a highly energy-efficient and cost-effective solution that largely eliminates the need for fossil fuels. The solid construction not only supports the thermal concept but also contributes to circular construction through its durability: prefabricated concrete elements and clearly structured components enable disassembly and reuse.

Green facades, extensive green roofs, and an open outdoor design with durable materials improve the microclimate and create diverse recreational spaces. Alongside ecological quality, the project places strong emphasis on social sustainability. The campus’s social concept fosters inclusion and mutual support: housing solutions for single parents, assisted and intergenerational living, as well as educational facilities for young people, bring learning, work, and everyday life together under one roof.
