LOOP Market Haimhausen

The LOOP Markt Haimhausen is a new EDEKA supermarket being developed according to the Cradle-to-Cradle principle. Following the laying of the foundation stone in May 2026, a grocery store with 1,185 square meters of retail space is now taking shape. Slated to open in the fourth quarter of 2026, the project vividly demonstrates how intelligent, circular construction concepts can already be put into practice today.

The construction concept is rooted in the "Design for Disassembly" approach. Timber is used as the primary building material instead of concrete and masonry, significantly reducing the carbon footprint compared to a conventional commercial building. Screw foundations, mechanical plug-in connections, and glue-free timber walls ensure that the structure can be dismantled non-destructively in the future. Separable components guarantee that the building materials can be cleanly sorted and returned to material cycles at the end of their service life.

Furthermore, the specialist planners evaluated the material health of over 250 building products right down to the chemical substance level. The use of pollutant-tested building materials and clay plaster minimizes indoor air pollution. All data regarding material origins, carbon footprints, and dismantling capabilities are fully documented in a digital Circularity Passport.

The exterior spaces are designed according to the sponge city principle, leaving over 75 percent of the surfaces unsealed. Rainwater is collected and naturally infiltrated on-site through vegetated retention basins and bioswales. A fascinating feature of the landscape design is the targeted promotion of biodiversity: by removing the nutrient-rich topsoil and introducing a nutrient-poor substrate, the historical dry habitat for ground-nesting wild bees and lizards is meticulously restored.
