Revitalisierung des Bürogebäudes enna
The enna office building on Erdberger Lände in Vienna's 3rd district underwent a comprehensive revitalization. The concrete skeleton structure, designed by architect Heinz Neumann in 1984, served as an office location for ÖBB until 2023. The new owner modernized the property for more flexible future use instead of demolishing it. The construction work and final completion took place in mid-2025

The structural concept aimed primarily at preserving the existing building fabric. By reusing the concrete load-bearing structure, emissions were reduced by around 40 percent compared to a new building. According to the life cycle assessment, this corresponded to a saving of almost 10,000 tonnes of CO₂ equivalent. In total, 60 percent of the original building materials remained in the project cycle. The existing aluminum facade panels were dismantled, re-coated, and reinstalled along with additional insulation. In parallel, the building received a thermal refurbishment and a photovoltaic system. Temperature control was realized via new ceiling panels for heating and cooling, which were attached directly below the visible original concrete ceilings and connected to the district heating network.
In addition to the structural refurbishment, the function of the building was realigned. The total of 22,000 m² of office space was divided into flexible rental units starting at 300 m². Future users included the Environment Agency Austria (Umweltbundesamt). The ground floor opened the building to the neighborhood with gastronomy, sports areas, an auditorium, and co-working zones. Additionally, the roofs and inner courtyards were greened and transformed into recreation areas.
The building was located on a site that was operated as a gasworks in the 19th century; however, this historical contamination of the ground had no impact on the preservation of the building fabric. An ÖGNI Gold certification was planned for the revitalized property.
