Moringa

In Hamburg's HafenCity, the Moringa residential district is being developed on the northern shore of the Baakenhafen. The complex comprises three buildings grouped around a landscaped courtyard, with a total gross floor area of around 19,000 to 22,000 square meters. The project is currently in the construction phase; the topping-out ceremony was celebrated in September 2025, and completion is scheduled for 2027.

The construction project is consistently designed according to the Cradle-to-Cradle principle. At least 50 percent of the buildings consist of non-toxic, healthy materials that can be separated by type, dismantled, and recycled at the end of their life cycle. A concrete example of this construction method is the modular timber facade: the material layers are designed in such a way that they can be separated non-destructively and reused within a wood cascading system. This circularity is recorded and documented by a so-called 'Building Circularity Passport'. Through this urban mining approach, the buildings function as material banks that enable a closed-loop raw material chain and prevent future waste. The structural design is complemented by extensive horizontal and vertical greening, which exceeds the actual plot area of 4,730 square meters in total surface. The planted zones serve rainwater retention, cooling of the local microclimate, and the binding of carbon dioxide and fine dust. Additionally, the roof surfaces are designed for renewable energy generation.

The usage and spatial concept includes 190 rental units, one third of which are dedicated to publicly subsidized housing. Furthermore, the buildings integrate a daycare center with an outdoor area for 80 children on the ground and lower ground floors, as well as co-working spaces and catering areas.
